Booking Conditions

1. General

The booking of Woodpiece Cottage, Wadenhoe is subject to the following terms and conditions. Completion of the booking form constitutes an acknowledgment and acceptance of these terms and conditions.

2. Booking and payment procedure

To book a stay return the Booking Confirmation Form together with a non-refundable deposit of one third of the cost of your stay. Once the Form and the non-refundable deposit is received by the Owner the booking is firm and is the subject of an agreement between the Owner and the Tenant. The balance of two thirds of the cost of the stay is due four weeks before the commencement of the let. In the event that such balance is not received in full at least 4 weeks prior to the commencement of the let the booking will be deemed to have been cancelled and the one third non-refundable deposit forfeited. In the event that a booking is made less than 4 weeks prior to the arrival date payment in full of the invoiced cost of the stay must accompany the Booking Confirmation Form.

3. Use of the property

The property is let for the private use of the Tenant and a maximum of 5 other people all of whom must be named on the Booking Confirmation Form ( the Guests). The booking agreement is not assignable and the property may not be sublet or lent to anyone else. No parties may take place without the prior consent of the Owner.

4. Care of the property

The Tenant will indemnify the Owner for any damage to the property or its contents, or any breakage, beyond fair wear and tear. Any need for cleaning beyond ordinary reasonable requirements will be deemed damage beyond fair wear and tear. No smoking is to take place within the house. No animals are to be allowed inside the house. By prior arrangement with the Owner a dog or dogs may accompany the Tenant and the Guests provided they are housed in the kennel provided.

5. The surrounding farm

The Tenant and the Guests are at liberty to walk on the farmland owned by the Owner provided they respect the fact that such farmland constitutes a working farm which includes livestock. The Tenant will indemnify the Owner against any damage caused to the farm or its livestock by the acts or omissions of the Tenant and the Guests.

6. Arrival and departure

UNLESS OTHERWISE AGREED, the Tenant and the Guests may not arrive before 2.00 pm on the day of arrival and must leave by noon on the day of departure.
